  • 48 Units in Xenia, OH

    Spenser Apartment complex was our first apartment deal, an off-market 48 unit deal in Xenia, OH. We invested in capital improvements including windows, parking lot, roofs and unit turns, and were able to lease up the property from ~60% up to close to ~90% in just 13 months before getting an off-market offer and selling.

    Troy Village Apartments is a 16 unit apartment complex that we purchased in 2017. This was the first property we completely self managed, learning the ins and outs of property management, capital improvements, maintenance, leasing, etc.

  • 72 Units in Miamisburg, OH

    Miamisburg Estates 1 was the first of the Miamisburg properties purchased in 2018 via 1031 exchange. We have been able to improved the performance of the property every year and continue to make improvements at the property and grow the revenue. We learned a great deal about proper financing, capital improvements, and how to effectively work with 3rd party management.

  • 116 Units in Troy, OH

    The Flats of Troy was purchased in 2019 and was our largest rehab project, having invested over $600k in capital improvements to completely redo the siding, windows, doors, roofs, grounds, parking lots, interiors and much more. We rebranded the property and changed the culture, and feel good about the positive impact this project has had on the entire community. We were able to add significant value and refinance the property with great terms for the long term.

  • 10 Units in Troy, OH

    Waterview Townhomes was a 10 unit purchase in 2020 near downtown Troy and on the river. We invested significant capital in every single unit to transition the property from government subsidized housing to higher end townhomes. We are proud of the impact this had on the immediate area and the living experience we are able to offer our residents.

  • 70 Units in Miamisburg, OH

    Miamisburg Estates 2 was acquired in 2021 with a significant amount of upside due to well below market rents. We were able to combine this with our first Miamisburg property to gain better economies of scale. We have been able to deliver significant revenue growth with improved marketing and by investing in capital improvements and unit upgrades. We have been able to reposition this property in a very short period of time and continue to grow the net operating income (NOI).

  • 6 Units in Piqua, OH

    These condominiums were purchased strategically based on significant value upside and having available funds from a 1031 exchange. These are newer units that are well built and provide us the opportunity for a short term value add and equity play.

  • 20 Units in Troy, OH

    These Townhomes were purchased from a long-time owner with a great pride of ownership. We were able to close quickly and help the sellers through the selling process. Some minor improvements to the property enabled us to grow the rents and total revenue in a short period of time.

  • 47 Units North of Dayton, OH

    This portfolio was purchased in 2021 from a long-time owner that maintained them extremely well. This was a stable product when we purchased it and we are continuing the business plan by maintaining a very high occupancy, making improvements where needed and re-renting any vacated units to market rent.

    Moeller Real Estate and its investment partners finalized the acquisition of “Advenir at Monterry”, a 243-unit, Class B institutional quality garden-style apartment community in the growing Venice Submarket, within the Sarasota MSA, FL. The property will soon be rebranded as “venicePARK”.

  • 25 Units in Sidney, OH

    We started investing in real estate via single family homes and duplexes in 2013. We utilized the BRRRR strategy to buy, rehab, rent, refinance and repeat that enabled us to scale this portfolio up to it’s peak of 25 units before making the shift to apartments. This was just the start of our learning how to negotiate, finance, improve, manage and sell real estate.

  • Historic Mixed Use in Celina, OH

    Our first commercial project is a mixed use historic building in Celina, OH purchased in 2021. We are renovating the building in 2022 and will be leasing the 3 floors to commercial tenants in 2023. This is an exciting project that will contribute to the downtown redevelopment while enabling us to gain experience with development and commercial real estate.
